Exactly what you're paying for.

A mowing visit covers the lawn: it is cut, the hard edges are cut in, everything the mower cannot reach is string-trimmed, and the clippings are blown off your driveway and walks. It does not include pulling weeds out of rock beds, borders, gravel or the cracks in your driveway. That is a separate service, Weed Pulling, done by hand, and it can be added to any visit. If your beds need it, say so and I will price it the next time I am there.

No. Applying herbicide or pesticide is licensed work in Washington under chapter 17.21 RCW and I am not licensed for it, so I do not offer it at all. I pull weeds by hand instead. If you want your beds sprayed you will need a licensed applicator.

No. I do not do tree or shrub work of any kind, including pruning, and I do not re-do beds with mulch, rock or anything else. Those are not services I offer, on any plan.

Your choice, and you pick it when you get your quote. Leaving them on the lawn is free and is what I recommend, because they feed the grass back. I can bag them into your own yard-waste bin, or bag them and take them away with me. Bagging and hauling both cost extra, because bagging adds mowing time and hauling adds trailer space and a transfer-station fee.

It is a real estimate for the mowing, worked out from your lot size and how overgrown the lawn is, and it is what you will pay if the property matches what you told me. It is not a contract. I still come out and look at the property myself before the first visit, and if it is materially different from the description I will tell you what it actually costs before I do the work, not after. The instant price covers the lawn only. Anything else, weed pulling included, is priced when I see it.

Aeration pulls plugs of soil out of the lawn so that water, air and feed can get down to the roots of compacted ground. The plugs are left on the surface to break down, which is how it is meant to work. Thatching, or power raking, pulls out the dead layer of old growth sitting on the soil that stops the lawn drinking. Aeration is spring work priced per lawn because the machine is rented by the day. Thatching is done during a mow visit, so there is no second call-out.

Yes, up to a point. I adjust and aim the heads you already have so you are watering the lawn and not the pavement, straighten any that have been knocked over, and replace heads that are broken — the replacement sprinklers are billed separately, one line per head, so you can see exactly what was fitted. What I don't do is repair pipes, valves, wiring or controllers, put in new heads or zones where there were none, or trace and dig up leaks. I also blow the system out with compressed air before the first hard freeze.

No. I do not apply fertiliser or any other chemical. Seeding is grass seed spread over thin or bare patches with the ground scratched up first so the seed makes contact, and the watering afterwards is yours to do, which is what decides whether it takes.

Weekly, every two weeks, monthly, or a one-off, whichever you pick. You get a text the day before each visit, another when I am on my way, and one when the work is finished. If I have to move a visit, for weather or anything else, you get a text and an email telling you the new day and why.

I move it, and you hear about it the same day. Cutting a soaked lawn is a worse cut and it tears the turf, so a wet day gets pushed rather than forced. You get a text and an email with the new date and the reason. If that day does not suit you, call or text me and we will find one that does. Where a visit ends up a long way past its usual gap the grass will be longer, so the clippings have to be bagged and hauled instead of left on the lawn; if that changes the price I tell you before I bill you, not after.
