Kennewick lots run bigger, and the price should say so.

The Kennewick properties on our books average about 11,700 square feet — noticeably larger than what we mow in Richland or West Richland. That matters, because a bigger lot is a longer mow, more edging and more to blow down, and a quote that ignores it is a quote somebody is losing money on. Our estimate is built from your actual lot size rather than a flat call-out rate, so a quarter-acre pays like a quarter-acre.

Behind on it? That is the normal way this starts.

A good share of the Kennewick work we pick up starts as a restoration rather than a weekly mow — a yard that got away over a busy summer, or a rental between tenants. We price by how long it has actually been since the last cut, not by how bad it looks, and once it is back under control the ongoing schedule is the ordinary rate.

What is included

Mowing and edging, string trimming and blowing down, on the schedule you choose — weekly, bi-weekly, monthly or one-time. Beyond the cut we aerate to relieve compacted soil, thatch out the dead layer that stops a lawn drinking, overseed thin patches, adjust sprinklers so you are watering grass rather than pavement, and blow the system out before the first hard freeze.

You choose what happens to the clippings. Left on the lawn they break down within a couple of weeks and feed nitrogen back into the soil — roughly a quarter of what your lawn needs for the year — so that option is included and is the one we recommend. If you would rather they went, we can bag them into your own yard-waste bin or take them away with us.

What we do not do: chemical weed control. Spraying is licensed work in Washington and we are not set up for it, so we will tell you that rather than take the job.

I look at the property before I quote a final price

The estimate below gives you a real range in about a minute, built from your lot size and how long it has been since the last cut. It is a starting range, not a bill. Before any final price is agreed I come out and look at the property myself, because a satellite photo does not tell you about the slope, the gate, or what is hiding in the grass.
