West Richland is the single largest share of the properties we look after. In practice that means we are already in the area most weeks, so scheduling is easy, a missed week is easy to make up, and a same-week look at a new property is usually possible rather than a favour.

Smaller lots, and a rate that reflects it.

West Richland yards on our books average about 8,600 square feet, the smallest of the four cities we cover. That puts most of them in our standard mowing tier. The estimate still works from your own lot size rather than an average, so if yours is bigger than the neighbours you will see that before you agree to anything.

What is included

Mowing and edging, string trimming and blowing down, on the schedule you choose — weekly, bi-weekly, monthly or one-time. Beyond the cut we aerate to relieve compacted soil, thatch out the dead layer that stops a lawn drinking, overseed thin patches, adjust sprinklers so you are watering grass rather than pavement, and blow the system out before the first hard freeze.

You choose what happens to the clippings. Left on the lawn they break down within a couple of weeks and feed nitrogen back into the soil — roughly a quarter of what your lawn needs for the year — so that option is included and is the one we recommend. If you would rather they went, we can bag them into your own yard-waste bin or take them away with us.

What we do not do: chemical weed control. Spraying is licensed work in Washington and we are not set up for it, so we will tell you that rather than take the job.

I look at the property before I quote a final price

The estimate below gives you a real range in about a minute, built from your lot size and how long it has been since the last cut. It is a starting range, not a bill. Before any final price is agreed I come out and look at the property myself, because a satellite photo does not tell you about the slope, the gate, or what is hiding in the grass.
